§ 17.56.170. Sign standards in the commercial (C1 General Commercial) zone.

  • The following shall apply to signs in C1 General Commercial zoned-properties:

    A.

    The following sign classes are permitted:

    1.

    Attached/Wall signs;

    2.

    Awning/canopy signs;

    3.

    Banners, in accordance with Section 17.56.180.B 'Banners';

    4.

    Construction signs;

    5.

    Directory signs;

    6.

    Drive-thru signs;

    7.

    Flags;

    8.

    Freestanding signs,

    9.

    Monument signs;

    10.

    Public interest signs;

    11.

    Real estate signs;

    12.

    Sandwich signs (pedestrian areas only);

    13.

    Subdivision identification signs;

    14.

    Temporary signs for nonresidential uses in accordance with Section 15.56.180 'Temporary Signs';

    15.

    Time-temperature-date signs;

    16.

    Under awning/canopy signs;

    17.

    Window signs;

    B.

    The maximum area per sign face shall be:

    1.

    For freestanding signs, one hundred twenty-five (125) square feet;

    2.

    For monument signs, eighty (80) square feet;

    3.

    For directory signs, one hundred twenty-five (125) square feet;

    4.

    For attached/wall signs, one and one-half square feet per one foot of building frontage length of the wall in accordance with Section 17.56.020 'Definitions'

    5.

    For window signs, fifty (50) percent of the window area in accordance with Section 17.56.020 'Definitions'

    6.

    For flags, sixty (60) square feet. Corporate flags shall be counted in the calculation for total freestanding signage; government flags shall not be counted in total signage;

    7.

    For under awning/canopy signs, six square feet;

    8.

    For sandwich signs, nine square feet;

    9.

    For subdivision identification signs, thirty-two (32) square feet.

    C.

    The following maximum sign heights are permitted:

    1.

    Freestanding signs shall be no taller than twenty (20) feet.

    2.

    For monument signs, eight feet;

    3.

    For attached/wall signs, the sign shall not be mounted above the parapet;

    4.

    For flagpoles, thirty-five (35) feet;

    5.

    For under awning/canopy signs, a minimum of eight feet from ground level to the bottom of the sign, and a maximum lettering height of eighteen (18) inches;

    6.

    For sandwich signs, three (3) feet;

    7.

    For subdivision identification signs, eight feet.

    D.

    The following minimum setbacks are required:

    1.

    Freestanding signs shall be set back from the property line one foot for every foot of sign height, but in no case shall the setback be less than five feet (refer to Section 17.56.140.A.5 'Design Standards - Landscaping').

    2.

    Monument signs may have a zero-foot setback outside of the visibility triangle;

    3.

    Freestanding freeway-oriented signs shall be set back from the property line abutting a street no less than ten (10) feet;

    4.

    The minimum setback for flagpoles shall be five feet;

    5.

    All signs must be set back twenty-five (25) feet from any residential area;

    6.

    For subdivision identification signs, zero feet outside of the visibility triangle.

    E.

    The minimum horizontal separation between free-standing signs on one lot shall be three hundred (300) feet.

    F.

    In addition to the signs permitted in Section 17.56.140 'Temporary Signs', the following signs are allowed:

    G.

    Single Tenant Building:

    1.

    Real estate signs—One per building;

    2.

    Construction signs—One per building;

    3.

    Time-temperature-date signs—One per building;

    4.

    Flags and flagpoles—One U.S. flag, one state flag, and one corporate flag; (except that a corporate flag counts as a freestanding sign);

    5.

    Temporary signs—(See Section 17.56.180 'Temporary Signs');

    6.

    Under awning/canopy sign - One per business establishment.

    H.

    Multi-Tenant Building:

    1.

    Real estate signs—One per building;

    2.

    Construction signs—One per building;

    3.

    Time-temperature-date signs—One per building;

    4.

    Subdivision identification signs—One per major entrance from a public right-of-way;

    5.

    Flags and flagpoles—One U.S. flag, one state flag, and one corporate flag; (except that a corporate flag counts as a freestanding sign);

    6.

    Directory signs—One per building;

    7.

    Temporary signs—(See Section 17.56.180 'Temporary Signs');

    8.

    Under awning/canopy—One per business establishment.

    I.

    Properties defined as a freeway oriented business (as defined in Section 17.56.020 'Definitions') may use the following standards (for all other sign classes, refer to the C1 General Commercial sign standards):

    1.

    The maximum area per sign face for freestanding signs is one hundred fifty (150) square feet:

    2.

    The maximum sign height permitted for freestanding signs is thirty-five (35) feet.

    3.

    The minimum sign setback for freestanding signs is ten (10) feet from any property line, and the sign must be located in the rear one-third of the lot.

    J.

    Drive-through establishments shall be permitted to have a movable letter sign showing menu or featured items provided it has a transparent protective locked cover. The sign must be affixed to a wall of the establishment adjacent to the drive-in service window or located as a freestanding sign adjacent to the drive-through lane. If freestanding, the top of the sign is not to exceed six feet in height.
